I am looking to lease or sub-lease, part-time or full-time, within Staten Island, preferably within ZIP 10314 or nearby, a place that may be amenable to be converted into a small Internal Medicine / Primary Care Medical office. The space could be commercial or residential (e.g. 1st floor, ranch or ADA elevator)
I am using a low volume, high quality of care, model consisting of myself and a receptionist/chaperon.
As far as space, I will require:
1. A waiting area (~6 chairs)
2. A receptionist area
3. Two exam rooms – one being at least 13’x9’ (or possibly 12’x10’) (perhaps by taking down one, non-load-bearing wall to combine 2 rooms into one?). The other exam room can be a bit smaller.
4. A consultation room
5. Minimal 1 bathroom convertible to be ADA compliant (or one in suite not ADA, and one ADA shared in hallway)
The total volume, in an ideal layout, could theoretically be 600 sqft. But practically (dead spaces and current room configurations), I anticipate I would likely need in the 1000sqft range.
